How to Protect Rental Properties from Mice

1. Seal Every Entry Point

You’re practically rollin’ out the welcome mat. Use steel wool, caulk, and weather stripping to shut it down. No gaps, no access.

2. Stay on Top of Landscaping

You let the bushes overgrow or pile mulch too high? You’re giving them cover. Keep grass trimmed and make sure shrubs and plants are a few inches away from the building. Tree branches hangin’ near the roof? That’s like installing a ladder for rodents. Cut it back and keep it clean.

3. Set Expectations with Tenants

Let your tenants know what’s up. Keep food sealed. Take the trash out regularly. No leaving pizza boxes on the floor for two days. You don’t need a full interrogation, but make it clear: if they want to avoid uninvited guests, they’ve got to follow the house rules. Put basic pest prevention into the lease agreement so everyone’s on the same page.

4. Inspect Between Tenants

Vacancies are prime time for rodents. Fewer people means less noise, less activity, and more chances for pests to make their move. Before new tenants move in, do a full inspection—look for droppings, chewed wires, or nesting signs. Get in there with a flashlight and check under sinks, in basements, attics, and closets.
