Chicago is packed with both historic homes and new builds. From the century-old bungalows in Berwyn to the new construction townhomes going up in Fulton Market, the city has been building and rebuilding for generations. However, when it comes to keeping mice out, not all homes are the same. Whether you’re living in a vintage two-flat or a brand-new build, you face different hurdles.
Older Chicagoland homes come with a lot of charm. They also come with decades of settling, aging materials, and construction methods that weren’t designed with modern pest control in mind.
Balloon framing, common in homes built before the 1950s, runs wall cavities continuously from the basement to the attic with no fire blocking in between. For mice, that’s a great setup. One entry point at the foundation level can give them access to the whole house without you ever seeing them. Add to that things like foundation settling, natural mortar decomposition, rotting window frames, and doorway shifts, and it’s easy to see how mice can get in.
You might think newer construction has the advantage here, and in some ways it does. New homes definitely have tighter tolerances, as well as engineered lumber and better insulation. That said, modern homes are anything but mice-proof.
Take foam board insulation, for example. Yes, it’s energy-efficient, but mice chew through it without an issue. Unlike fiberglass batts, foam gives them something to work with, and once they’re into it, they’ll hollow out nesting space inside your walls.
Modern construction also means lots of utility penetrations (HVAC systems, smart home wiring, plumbing runs, and gas lines, for example). Every one of those is a potential entry point if it isn’t sealed properly.
Effective mouse-proofing starts with understanding your home’s particular construction type and where its weak points are likely to be. What works for a modern build might miss the most important things in a vintage property, and vice versa.
